What is landdata.uk?
landdata.uk brings together the UK's official open data about a place — sold prices, recorded crime, schools and Ofsted ratings, flood risk, broadband, energy ratings and demographics — and presents it for any UK postcode in one clear report.
Is it free to use?
Yes. Browsing area, district, sector and postcode reports is free. Where we link to third-party services such as conveyancing or removals quotes, those are clearly labelled and optional.
Where does the data come from?
From official UK open data under the Open Government Licence: HM Land Registry Price Paid, Police.uk, the Environment Agency, Ofsted and Get Information about Schools (DfE), the Office for National Statistics, Ordnance Survey, Royal Mail, Ofcom, the Care Quality Commission and the Energy Performance of Buildings Register. Every section of a report names its source.
How up to date is the data?
It's refreshed periodically and each report shows when it was generated. Some sources lag — HM Land Registry Price Paid is typically a couple of months behind — so the most recent sales may not appear yet.
Why do some figures show the wider area rather than my exact postcode?
Open data is published at different levels of detail. Sold prices, broadband and flood risk are available for an individual postcode; population, crime and school counts are only published for the wider postcode sector or district. Where that happens we show the wider-area figure and label it clearly, rather than implying it describes your exact postcode.
Is landdata.uk an estate agent?
No. It is an independent data service — not an estate agent, mortgage broker or lead-generation front. It doesn't take instructions from sellers and doesn't rank or promote any property.
How accurate is it — can I rely on it for a purchase?
Treat a report as indicative due diligence compiled from public data: a strong starting point, not a substitute for a regulated property search, a survey, or professional advice. Always confirm anything important with your conveyancer.
Can I get the official title document for an address?
Yes — each report links to the official HM Land Registry title register, which shows the legal owner, price paid and any charges or covenants. It costs £7, paid directly to HM Land Registry.
